Maraimalai Nagar grew around industry, and that still shapes what people build here. Many people want to live close to work in the industrial areas, Mahindra World City and the wider GST Road corridor. That creates demand both for family homes and for rental housing.

So a house in Maraimalai Nagar is often more than a home. It can also be a source of rental income, or a shop with a home above it. Planning for that from the start makes a big difference.

1. Designing for rental income

If you plan to rent part of the building, decide this before the design starts. A rental unit that works well needs:

  • A separate entrance, so tenants and your family do not share a doorway
  • A separate electricity meter, and ideally a separate water arrangement
  • Its own kitchen, bathroom and ventilation, not leftover space
  • Parking planned for both the owner and tenants

Compact, well-planned 1BHK and 2BHK units are generally easier to rent than large or awkward layouts. Converting a single-family house into rental units later is usually expensive and rarely as good.

2. Shops on the ground floor

On busier roads, a ground-floor shop with residential floors above can earn more from the plot. But a commercial or mixed-use building has different requirements from a pure residence: approvals for the intended use, parking norms, a wider column grid for an open shop floor, and a shutter-height frontage. These need to be designed in from the beginning.

3. Approvals and land use

4. Soil, foundation and the number of floors

If you may add floors later, for example a second rental floor in a few years, the foundation and columns must be designed for the final number of floors now. A soil test and a proper structural design cost little compared to the house, and they keep that future option open.

5. Plan for durability

Rental units see more wear than an owner-occupied home. Durable flooring, good waterproofing in bathrooms and terraces, and good-quality plumbing fittings reduce maintenance calls and keep the units easy to rent.
