Tambaram is one of the most established residential centres in South Chennai, with a major railway junction, GST Road, schools, colleges, hospitals and markets all close at hand. Building here is often less about finding a new plot and more about making the most of a plot the family already owns.
That brings its own questions. Can the old house take another floor? Is it better to rebuild? How do you build safely in a tight street with neighbours on every side? Here is how we approach them.
1. Adding a floor: check the existing structure first
Many families want to add a first or second floor to an existing house. This is only safe if the existing foundation, columns and roof slab were designed for the extra load, and many older houses were not.
Before quoting for a vertical extension, we inspect the building, look for the original drawings if they exist and check the condition of the concrete and steel. A structural engineer then confirms whether the extra floor is safe or whether strengthening is needed. Never add a floor based only on how solid the house looks.
2. When rebuilding makes more sense
If the existing house has an inadequate foundation, ageing concrete, leaks or a layout that no longer suits the family, rebuilding is often better value than repeated repairs and patchwork extensions. A new design can also make better use of the plot, with parking, a rental unit, better ventilation and a higher plinth.
Demolition in a built-up street needs care: protecting neighbouring walls, controlling dust, and planning debris removal.
3. Know the area's flood history
Some low-lying pockets around Tambaram have seen severe flooding in past monsoons. If your plot is in such an area, raising the plinth, raising the parking level, keeping electrical points and the main panel well above flood level, and planning drainage carefully are not optional extras. They protect the house and everything in it.
4. Approvals and height limits
Building plan approval comes through the local body, and the plan must follow the applicable setback, floor area and height rules. Tambaram is close to Chennai Airport and the Air Force Station, so taller buildings in some locations may need a height clearance (NOC) before approval. 5. Building next to neighbours
In established streets, your foundation is often close to a neighbour's. Excavation must be planned so it does not disturb their foundation or compound wall. We record the condition of adjoining walls before work starts, which protects both you and your neighbours.
