What is Excluded in Home Construction

Before signing a construction agreement, it is important to understand what is included and what is excluded from the quoted construction cost. Many homeowners assume that everything required to complete a home is covered in the quotation, which is not always the case.
Items that are often not included

Government approvals and statutory fees
Building plan approval fees, planning approval charges, development charges, scrutiny fees, and completion or occupancy-related fees may be extra.
Government taxes and registration charges
Stamp duty, registration charges, property registration expenses, and legal documentation expenses are often not included in the construction quote.
Soil investigation and survey
Soil testing, site survey, boundary demarcation, and land measurement may be billed separately depending on the package.
Electricity connection charges

Air conditioners, CCTV, video door phone, home automation, solar systems, and EV charging points may be additional items.
Decorative lighting and premium upgrades
Decorative lights, chandeliers, premium tiles, designer doors, luxury fittings, and premium paints are often treated as upgrade items.
Unexpected site conditions
Basement Water Proofing, Rock excavation, low-lying land filling, dewatering, debris removal, extra retaining walls, or special foundations may be treated as variation work.
