Vandalur and Kilambakkam sit at an important junction in South Chennai. GST Road runs through, the Outer Ring Road begins near Vandalur, the Vandalur–Kelambakkam Road links towards OMR, and the Kilambakkam bus terminus has made the area a major transport hub.

That connectivity is driving new residential development. For anyone building a home here, the opportunity is real, but so is the need to plan carefully in an area that is still changing.

1. Ground conditions vary: test, don't guess

Around the Vandalur hills, some plots have hard or rocky ground close to the surface, while low-lying parts can have softer soil. These need very different foundations. Rocky ground may need special excavation; softer soil may need a deeper or wider foundation.

Because the difference in cost can be significant, a soil test before the structural design and quotation is especially important here. It is the only way to price the foundation accurately.

2. Plan for the area as it will be, not as it is

In a fast-developing area, the road in front of your plot may be widened, relaid or raised, and neighbouring plots will be built on. When setting the plinth level, gate position and drainage, we allow for likely future road levels so the house is not left below the street in a few years.

3. Noise, traffic and orientation

Plots close to the bus terminus, GST Road or the Outer Ring Road gain convenience but also traffic and noise. Thoughtful design helps: placing bedrooms away from the busy side, using the staircase and utility areas as a buffer, and choosing good-quality windows on the road-facing side.

4. Approvals and documents

With so many new layouts, verifying the layout approval, patta and survey details is essential. Confirm that the plot matches the approved layout, and get the building plan approved before construction begins. Our CMDA and DTCP guide explains the basics.

5. Rental and commercial potential

A transport hub creates demand for rental housing and for shops and services. If your plot is on or near a main road, it is worth considering a rental floor or a ground-floor commercial unit, designed in from the start.
